Free Books and Home Valuation

Upon completion and submission of our online Enquiry Form  or calling our Helpline and submitting the requested information, we will not charge you anything for supplying the books and home valuation to your email address. If you wish the books to be sent as hard copies, you agree to pay post and packing charge of £4.99 per title. We reserve the right to substitute the books and amend p&p charge without notice. Any changes, however, will be displayed on this website.

 

Time to Complete Your Sale

We normally aim to complete your sale within 28 days of the date of acceptance of these terms (“the exclusivity period”).

 

Charges

We will not charge you anything for the sale of your home if everything goes ahead. Normally all purchase costs (namely two sets of solicitors’ fees, survey fee, mortgage and brokers’ fees and general administration costs which can range from £500-£1,500+) will be borne by us when the sale completes. Only where you breach these terms or in the circumstances below will you owe us these costs.

 

As we automatically start incurring those costs once we start the selling process, you will be liable to pay us for all purchase costs mentioned above:

 

- If you withdraw from the sale during the exclusivity period;

 

- If you withdraw from the sale after a sale price has been agreed by both parties and confirmed in writing after expiry of the exclusivity period;

 

- If any false or misleading information is provided by you and results in the agreed purchase price being affected or changes in any way;

 

- If you exchange contracts for the sale of your property during the exclusivity period where the purchaser was not found by us.

 

General

During the exclusivity period you agree to:

 

- Grant us sole selling rights to your property for the exclusivity period;

 

- Withdraw your property from the market (if relevant);

 

- Not show your property to any other prospective buyer, estate agency or valuer.

 

You warrant that you are the only owner/s of the property. Nothing in these terms obliges us to buy the property from you or to require anyone else to do so.

 

If your home is already for sale with an estate agent you may have to pay them a fee depending on your agreement. Entering into an agreement with us may mean you are liable to both our and the estate agent’s fees.

 

Restrictions on Use of Our Online Materials

All Online Materials on this or any UrgentPropertySale or Vimark Solutions operated site, including, without limitation, text, software, names, logos, trademarks, service marks, trade names, images, photos, illustrations, audio clips, video clips, and music are copyrighted intellectual property.

 

All usage rights are owned and/or controlled / licensed by us. You may not, however, copy, reproduce, republish, upload, post, transmit or distribute online materials in any way or for any other purpose unless you get our written permission first.

 

Limitations of Our Liability

We do not accept liability for any loss or damage you incur as a result of the use of our website.

 

These include (but are not limited to) loss or liability caused by any:

 

- use of (or inability to use) the site or any site to which you link from our site;

 

- failure of our site to perform in the manner you expected or desired;

 

- error, omission or defect on our site;

Any costs and fees other than legal fees associated with the mediation will be shared equally by each of us.
